Sanibel does not forgive a shortcut. The Gulf is a few hundred feet from most of the houses we work on, the sun is on the deck all day, and the city has its own permit office and its own rules about what a roof can look like. Ian in 2022 sorted the roofs that were built right from the ones that were not, and we were back on the island as soon as the causeway was. Every stage of your roof is photographed — tear-off, deck, dry-in, load, finish — and it goes to you the day it happens, whether you are on West Gulf Drive or in Minnesota until the season. The day you sign, you get the owner's cell — not a project manager, not a call center — and he is your contact until the final inspection passes. Metal, tile, shingle: we install all three and we are as serious about one as the other. The underlayment we use is rated for six months of sun exposure; our standard is under five days with the deck open. We sequence the tear-off, the dry-in and the loading so your house is never sitting there waiting on somebody. The site is cleaned as we go, during the day, not at the end of it — and we inspect the roof nine times before we call it done.

Standard galvanized or Galvalume steel loses its warranty within about 1,500 feet of the coast, because salt eats the coating — and on Sanibel almost everything is inside that line. We put on aluminum or a steel engineered and warrantied for salt exposure, and we tell you which one and why before you sign.
All three, to the same standard. On tile we match what is already on your house — profile and color. Standing seam where the Gulf calls for it, which on this island is most places. Sanibel wrote the book on this after Ian. Every job is photographed start to finish and every finding is written down, which is why our estimates hold up when an adjuster who has never seen the house has to read them.
Two different jobs get called "HOA work." One is a homeowner inside a community, and we handle that paperwork for them. The other is the association itself — the Gulf-front condominiums along West Gulf and Middle Gulf Drive, the villas and the clubhouses where the roofs are the association's responsibility and the board has to answer for them. That is a different kind of job and we run it differently.
Multiple buildings phased so residents keep parking, access and quiet hours. Scope and schedule in writing before anything starts. Certificates of insurance, permits and the Notice of Commencement handled, and one point of contact who is the owner of the company, not a coordinator.

We do. Sanibel is its own city with its own Building Department — separate from Lee County — and Captiva is unincorporated Lee County. Different office, different inspectors. Either way the permit, the Notice of Commencement, the product approvals and the inspection scheduling are ours. You sign once and we take it from there.
Your signature, and that is the end of your involvement. Association submittals, the permit application, the Notice of Commencement, product approvals, inspection scheduling — we prepare all of it and carry it through. You're not allowed to work.
Yes — with the right metal. Standard steel loses its warranty this close to salt water. On Sanibel and Captiva we use aluminum or a steel engineered and warrantied for salt exposure, in a heavier gauge so it stays flat and quiet in the wind. We will tell you honestly which one your house needs.
