A lot of the houses we work on in Naples are second homes, so we built the job around that. Every stage is photographed — tear-off, deck, dry-in, load, finish — and it goes to you the day it happens, wherever you are. If you are up north in July you will see more of your roof than most owners who are home for it. If you are here, you get the same thing, and the owner's cell phone besides. Tile, metal, shingle: we install all three and we are as serious about one as the other. The underlayment we use is rated for six months of sun exposure and our standard is under five days. We sequence the tear-off, the dry-in and the loading so your house is never sitting open waiting on somebody. The site is cleaned as we go, not at the end of the day, and we inspect it nine times before we call it done.

If the association owns the roof, we work for the association.

Two different jobs get called "HOA work." One is a homeowner inside a community, and we handle that paperwork for them. The other is the association itself — condo buildings, villas, carports and clubhouses where the roofs are the association's responsibility and the board has to answer for them. That is a different kind of job and we run it differently.

Multiple buildings phased so residents keep parking, access and quiet hours. Scope and schedule in writing before anything starts. Certificates of insurance, permits and the Notice of Commencement handled, and one point of contact who is the owner of the company, not a coordinator.

Naples roofing questions.

Do you pull the Collier County permit, or do I?

We do. The permit, the Notice of Commencement, the product approvals and the inspection scheduling are ours. You sign once and we take it from there.

What paperwork do I actually have to deal with?

Your signature, and that is the end of your involvement. HOA submittals, the permit application, the Notice of Commencement, product approvals, inspection scheduling — we prepare all of it and carry it through. You're not allowed to work.

How close to the water can I put a metal roof?

Right on it — if it is the right metal. Standard steel, galvanized or Galvalume, loses its warranty within about 1,500 feet of the coast, because salt eats the coating. Aluminum has long been the coastal answer, and newer steels are now engineered and warrantied for salt exposure. On a waterfront house we will tell you honestly which one we would put on it.

I'm not in Florida right now. Can the work still happen?

It happens all the time. Every step is photographed and sent to you, so you can watch the roof go on from wherever you are. Several of the reviews above were written by owners who were out of state the whole time.

How long does a new roof take?

Most Naples replacements run one to three weeks on the roof once material lands — metal often faster than tile — plus the permit and material lead time before that. We give you the real timeline in the written estimate, not the optimistic one.
