Bonita Springs is a town of gates, guardhouses and architectural review boards, and a lot of the houses behind them are empty from May to November. We built the job around that. The submittal goes to your ARB before anything moves. The gate gets the crew list. Every stage of your roof is photographed — tear-off, deck, dry-in, load, finish — and it goes to you the day it happens, wherever you are. If you are in Michigan in July you will see more of your roof than most owners who are home for it. The day you sign, you get the owner's cell — not a project manager, not a call center — and he is your contact until the final inspection passes. Tile, metal, shingle: we install all three and we are as serious about one as the other. The underlayment we use is rated for six months of sun exposure; our standard is under five days with the deck open. We sequence the tear-off, the dry-in and the loading so your house is never sitting there waiting on somebody. The site is cleaned as we go, during the day, not at the end of it — and we inspect the roof nine times before we call it done.

Bonita Springs roofing questions.

Who pulls the Bonita Springs permit?

We do. Bonita Springs issues its own permits through the city's Community Development department — separate from Lee County and separate from Naples. The permit, the Notice of Commencement, the product approvals and the inspection scheduling are ours. You sign once and we take it from there.

My community has an ARB. How much of that lands on me?

None of it. We prepare the submittal — product approvals, color and profile sheets, the work-hour and gate rules — and we carry it through the board. On tile we match your existing profile and color, which is usually what the ARB wants to see anyway.

How close to the Gulf can I put a metal roof?

Right on it — if it is the right metal. Standard steel, galvanized or Galvalume, loses its warranty within about 1,500 feet of the coast, because salt eats the coating. On Barefoot Beach and Bonita Beach we use aluminum or a steel engineered and warrantied for salt exposure. Inside Bonita Bay or Pelican Landing, standard steel is usually fine. We will tell you honestly which one your house needs.

I'm not in Florida right now. Can the work still happen?

How long does a new roof take?

Most Bonita Springs replacements run one to three weeks on the roof once material lands — metal often faster than tile — plus the ARB, permit and material lead time before that.
