When a summer cell rolls in off the river at two in the afternoon, the crew that is loading your tile is the crew that knows exactly what to do, because they have done it on this street before. Every stage of your roof is photographed — tear-off, deck, dry-in, load, finish — and it goes to you the day it happens, whether you are in the driveway or in Ohio. The day you sign, you get the owner's cell — not a project manager, not a call center — and he is your contact until the final inspection passes. Tile, metal, shingle: we install all three and we are as serious about one as the other. The underlayment we use is rated for six months of sun exposure; our standard is under five days with the deck open. We sequence the tear-off, the dry-in and the loading so your house is never sitting there waiting on somebody. The site is cleaned as we go, during the day, not at the end of it — and we inspect the roof nine times before we call it done.

Two permit offices, one contractor

Fort Myers has a quirk: an address can say Fort Myers and still be in unincorporated Lee County. McGregor south of the city line, Whiskey Creek, Cypress Lake and Iona pull their permits from the county, not the city. We know which desk your street belongs to, and the permit, the Notice of Commencement, the product approvals and the inspections are ours to carry.

ASSOCIATIONS & PROPERTY MANAGERS

If the association owns the roof, we work for the association.

Two different jobs get called "HOA work." One is a homeowner inside a community, and we handle that paperwork for them. The other is the association itself — the condo buildings along the river, the villas off McGregor, the carports and clubhouses where the roofs are the association's responsibility and the board has to answer for them. That is a different kind of job and we run it differently.

Fort Myers roofing questions.

Is my house in the City of Fort Myers or in Lee County — and does it matter?

It matters for the permit and it is easy to get wrong. Downtown, Edison Park and most of the older McGregor corridor are in the city; farther south toward Iona, Whiskey Creek, Cypress Lake and Gulf Harbour are unincorporated Lee County. Different office, different inspectors, different scheduling. We pull the permit at the right desk, and you never have to figure out which one that is.

What paperwork do I actually have to deal with?

Your signature, and that is the end of your involvement. HOA submittals, the permit application, the Notice of Commencement, product approvals, inspection scheduling — we prepare all of it and carry it through. You're not allowed to work.

My house is on the river. Can I put a metal roof on it?

Yes — with the right metal. Standard galvanized or Galvalume steel loses its warranty within about 1,500 feet of the coast because salt eats the coating. On the Caloosahatchee and the back bays that setback usually is not an issue, but on Fort Myers Beach or anything facing the Gulf we use aluminum or a steel engineered and warrantied for salt exposure. We will tell you honestly which one your house needs.

I'm not in Florida right now. Can the work still happen?

How long does a new roof take?

Most Fort Myers replacements run one to three weeks on the roof once material lands — metal often faster than tile — plus the permit and material lead time before that.
