At the tip of Sanibel, near the bridge, we replaced a roof for a homeowner who was 105 years old. Her grandson was helping her sell the house, and the roof came first. We finished it the way we finish every roof.

Then the hurricane came through and stripped the island.

Months later, the phone rang. The new owner — a man who never met us, who bought the house after we were gone — had tracked down the family to ask one question: who built this roof? The roofs around his home were destroyed. His wasn't missing a shingle.

That's the only kind of advertising we trust: a stranger, after the storm, asking for our name.

When a gable vent for one of our roofs couldn't be bought, we built it out of cedar — by hand, in our own shop, shaped and fitted until it belonged on the house. Then we installed it and painted it to match.

It's the little details that make the difference. Most roofers order parts. We make them when your home calls for it.

A metal roof lasts three times as long as shingle — and costs only a little more. It changes the entire face of the house the day it goes on.

Florida insurers are forcing shingle roofs into retirement around the 15-year mark anyway. When yours comes due: another shingle roof on the same clock, or a metal roof with our 10-year workmanship warranty that outlasts every roof on the street. If you're going to replace it, replace it once.

How old can my roof be before insurance becomes a problem?

In Florida, the age of your roof now drives what insurers will write, renew, or refuse — and shingle, tile, and metal are treated very differently.

Here's what most homeowners don't know: your insurance company is already looking at your roof. Carriers review aerial imagery of your home — you never see anyone, you just get the letter. And when that letter comes, you're replacing your roof on their schedule, in their timeline, sometimes with 30 days to show proof.

A shingle roof in its mid-teens is living on borrowed time with Florida carriers. Metal and tile buy you decades of quiet renewals. The move: replace at year 12–15 on YOUR schedule — when you pick the material, the month, and the terms — not in a panic against a non-renewal date.

A flat opinion you won't hear at a sales appointment: shingle is the most expensive roof you can buy in Southwest Florida — because you buy it twice. It has the shortest life here, and it's the material insurers push out earliest. Metal lasts roughly three times as long for only a little more money. Do the per-year math once and shingle never wins it.

Tile is the signature Southwest Florida roof, and it's also where corners get cut that you can't see from the driveway. Ask any bidder ONE question: "screws, foam, or both?" We answer "both" on every tile roof. Most won't.

The cheap quote isn't cheaper — it's smaller. Here's where the money quietly leaves your roof: old flashing reused and painted to match the new roof. Underlayment that's "felt" because the proposal never named a product. Tile set in foam alone because screws take time. A dry-in left bare to the weather for weeks between crews. None of it visible from the driveway; all of it visible the day the storm finds it.

Make every bidder name, in writing: the underlayment product, new flashing, the fastening method, the inspection schedule, and the workmanship warranty term. Watch the "cheap" quotes get expensive — or disappear.
