Almost every house in Estero sits inside a planned community with an association, a management company and a set of rules about roofs. That is not a problem for us; it is the job. The submittal goes in first. The management company gets a live link to the photographs so nobody has to drive out to check. Every stage of your roof is photographed — tear-off, deck, dry-in, load, finish — and it goes to you the day it happens, whether you are home or up north until the season. The day you sign, you get the owner's cell — not a project manager, not a call center — and he is your contact until the final inspection passes. Tile, metal, shingle: we install all three and we are as serious about one as the other. The underlayment we use is rated for six months of sun exposure; our standard is under five days with the deck open. We sequence the tear-off, the dry-in and the loading so your house is never sitting there waiting on somebody. The site is cleaned as we go, during the day, not at the end of it — and we inspect the roof nine times before we call it done.

That is a different kind of job and we run it differently.

Estero roofing questions.

Who pulls the Estero permit — the village or the county?

Depends on which side of the village line you are on, and we know. Grandezza, Bella Terra, Stoneybrook and Wildcat Run are inside the Village of Estero and permit through the village. Corkscrew Shores and the newer communities east on Corkscrew are still unincorporated Lee County. Either way the permit, the Notice of Commencement, the product approvals and the inspections are ours. You sign once and we take it from there.

My community has an ARB and a management company. How much of that lands on me?

None of it. We prepare the submittal — product approvals, color and profile sheets, work-hour and gate rules — and we carry it through the board. The management company gets a live link to the job photographs so they can answer questions without a drive-out. On tile we match your existing profile and color, which is usually what the ARB wants to see anyway.

Is a metal roof allowed in my community?

More often than people expect — most Estero communities allow standing seam in an approved color, and several encourage it. We will check your documents before we quote, and if metal is off the table we will tell you and match your tile instead. Standard steel is fine this far inland; the salt setback that matters is out on the beach.

I'm not in Florida right now. Can the work still happen?

It happens all the time. Every step is photographed and sent to you, so you can watch the roof go on from wherever you are. Several of the reviews above were written by owners who were out of state the whole time.

How long does a new roof take?

Most Estero replacements run one to three weeks on the roof once material lands — metal often faster than tile — plus the ARB, permit and material lead time before that.
