Leak Repairs

Leak & Repairs

Your roof may need a simple fix, and Blue Dog Roofing is ready to see that done right. Do you have an unexplained roof leak? Maybe you’ve noticed bubbles in the paint or stains on an interior wall have recently shown up.

These are signs of a roof leak. Other issues may be a plumbing or air conditioner leak. First, identify if the water has shown up during a rain or shortly after. If so, chances are that your roof needs attention. Any trapped moisture can cause rotted wood decking or even mold.

These conditions will certainly be costlier if gone unattended. Our roof inspections will make note of any foreseen issues, so you may correct them before water damage strikes. If you have not had a roof inspection and you feel you may need a roof repair, you’ll want to know what to expect during the repairs.

SHINGLE ROOF REPAIR

With our years of experience, we are confident that we will find you the exact same shingle or the closest equivalent on the market. If your roof has shingles, we can perform any type of shingle roof repair.

TILE ROOF REPAIR

Tile roofs come in many shapes, but perhaps the most important thing to remember with your tile roof is can be damaged if not walked on properly. This is why we don’t only repair tile roofs but we a especially trained to not cause more damage while up there.

METAL ROOF REPAIR

If you need your metal roof repaired, we are the roofer for you. We follow the water stains on the drywall and in the attic in order to find the exact entry point of the leak on the roof. This is the only way to ensure a proper leak repair.

SKYLIGHT REPAIR

Whether you have an existing skylight that is leaking and needs replacing or if you need a whole new skylight installed. We provide both services. We will first inspect your current leak and evaluate if the skylight itself is leaking or if it’s the roof around it.

Signs Roof Of Damage

Shingle Roof Damage

When you are looking at your roof from the ground, shingles will start showing signs of damage in a few different ways such as granular loss, blown off shingles or holes made by branches. You might also see flashing that is lifting up or shingles that have slid out of place.

But the most common leaks are ones that you can’t see from the ground. Issues with flashing or walls leaking are typically small holes or poor installation that can’t be seen from the ground. This is why we offer the service of taking photos before and after so you can see the shingle leak repair that we perform.

Tile Roof Damage

The most common tile roof damage that you will see from the ground will be tiles that have been broken and slid out of place. But aside from broken tiles, you might not be able to notice damage from the ground. Tiles will also crack and stay in place or move slightly. There can also be damage to the flashing but half the time the flashing is coved up and can’t be seen.

Tiles are not what waterproof your home, the underlayment underneath of them is what waterproofs. So if you have a leak on your tile roof, you’ll probably be replacing some of that underlayment as well. Nine times out of ten, the cause of a leak is going to be around penetrations such as pipes and vents or along the walls where the flashing is. These are the most vulnerable spots on a roof.

Metal Roof Damage

There are two general types of metal roofs, ones where the fasteners are hidden and others where you can see all the screws and fasteners holding the metal down. Identifying damage will differ between systems. On a standing seam metal roof, where the fasteners are hidden, you might see entire panels sliding out of place or edges of the metal bending out of place.

With the other system, you will see screws that have come loose or rubber gaskets that have failed. Although these signs will be hard to see from the ground. You might notice stains or rust or oil canning. These may be signs of even larger issues.

How To Find A Roof Leak

There are two main ways to find a leak. The first would be a thorough inspection, which I’ll cover here. The second would be a water test, which is pretty self explanatory. The water test is only recommended when all other options have failed.

Here are the steps for how to find a roof leak.

1. Inspect inside the house

While inside, you can trace the leak with a pencil to track it it gets larger at the next rain. Then you want to take pictures of the stain and measure the location of the stain to the outer walls of the house.

2. Inspect the attic

Measure from the outside walls back to the center of the leak to make sure you are on top of the leak. Clear the insulation to look for water-stains. Take pictures of everything and then follow the water stains to the entry point on the bottom of the roof, the plywood. Measure from the entry point to the outside edges of the roof.

3. Inspect on top of the roof

Take the measurements back on top of the roof and measure to above the entry point. Lift the roofing material to inspect the entry point. Keep in mind that leaks can travel from higher up on the roof and inter into the attic at a different location.

UPDATED REVIEW (AFTER LEAK CONTINUED) - My Original review below is still valid however, this review deals with the warranty follow-up. After having a repeat leak in the same location, Blue Dog has told me that they are not going to do anything that is not warranty work or any other repairs (too much business at this time). No worries, except that the leaking area is the same area as the original identified leak (Leak 1) and the repair has not fixed the dripping water (See attached picture below for leak 1 area). To their credit they did come out again and repair the same area under warranty, but to this day, I still have a leak in the same room at the same place...I have been in the attic and I know. Looking at the original paperwork it appears there was a large area identified (Leak 1) as the problem area (covered under warranty) but when they repaired the roof the actual area was smaller and this is the area they say is covered under warranty. My review is to tell all potential customers to be clear on what area you are getting covered under warranty as it seems odd that they are paid to fix a larger damaged area, but the area they consider under warranty is really a smaller area. (See specific Blue Dog Warranty words and Leak 1 picture below) Blue Dog warranty statement: This warranty will remain in effect for the _3____ year period following initial installation of exterior products. In the case of a repair; the leak must originate from within the areas delineated in Blue in the estimate pictures. Attached is the estimate picture showing Leak 1 area. The leak is still in the Leak 1 area shown in the picture. Leaking in same room - at the same location! Bottom line: Still good people, but buyer beware of the specifics of the area covered under warranty. I am now off to try and find another roofer as I have a bucket in my attic under the area shown as Leak 1 as delineated by Blue Dog Roofing. Yuk! ORIGINAL REVIEW - Everyone I interacted with in this company were A+...I highly recommend these guys for your roof repair...after completed looked like they had never been there but I know they were because they sent pictures throughout the project...Thanks

I thank my neighbors for sharing Blue Dog with me after Hurricane Ian. The project was managed exceedingly well. Tear off was done quickly and neatly. Tiles were delivered immediately after to the roof, not stacked in my driveway for weeks. The roofing crew started right away and was communicative and respectful of the property. They would answer any questions. They cleaned up every day. Loved working with Alex and Joshua. A project like this can be stressful and they do everything they can to make it go smoothly. I honestly can't recommend them enough.

Alex and his teams just finished a new barrel tile roof replacement on our home, which looks beautiful from the street. He was very active supervising the entire process and keeps you updated with drone videos. Two big advantages with Alex. 1) You are dealing directly with the owner, not a salesman for a larger company. 2) Alex is bilingual, which is a huge help when dealing with predominantly non-English speaking crews.
