These are signs of a roof leak. Other issues may be a plumbing or air conditioner leak. First, identify if the water has shown up during a rain or shortly after. If so, chances are that your roof needs attention. Any trapped moisture can cause rotted wood decking or even mold.
These conditions will certainly be costlier if gone unattended. Our roof inspections will make note of any foreseen issues, so you may correct them before water damage strikes. If you have not had a roof inspection and you feel you may need a roof repair, you’ll want to know what to expect during the repairs.

Signs Roof Of Damage
Shingle Roof Damage
When you are looking at your roof from the ground, shingles will start showing signs of damage in a few different ways such as granular loss, blown off shingles or holes made by branches. You might also see flashing that is lifting up or shingles that have slid out of place.
But the most common leaks are ones that you can’t see from the ground. Issues with flashing or walls leaking are typically small holes or poor installation that can’t be seen from the ground. This is why we offer the service of taking photos before and after so you can see the shingle leak repair that we perform.
Tile Roof Damage
The most common tile roof damage that you will see from the ground will be tiles that have been broken and slid out of place. But aside from broken tiles, you might not be able to notice damage from the ground. Tiles will also crack and stay in place or move slightly. There can also be damage to the flashing but half the time the flashing is coved up and can’t be seen.
Tiles are not what waterproof your home, the underlayment underneath of them is what waterproofs. So if you have a leak on your tile roof, you’ll probably be replacing some of that underlayment as well. Nine times out of ten, the cause of a leak is going to be around penetrations such as pipes and vents or along the walls where the flashing is. These are the most vulnerable spots on a roof.
Metal Roof Damage
There are two general types of metal roofs, ones where the fasteners are hidden and others where you can see all the screws and fasteners holding the metal down. Identifying damage will differ between systems. On a standing seam metal roof, where the fasteners are hidden, you might see entire panels sliding out of place or edges of the metal bending out of place.
With the other system, you will see screws that have come loose or rubber gaskets that have failed. Although these signs will be hard to see from the ground. You might notice stains or rust or oil canning. These may be signs of even larger issues.
How To Find A Roof Leak
There are two main ways to find a leak. The first would be a thorough inspection, which I’ll cover here. The second would be a water test, which is pretty self explanatory. The water test is only recommended when all other options have failed.
Here are the steps for how to find a roof leak.
1. Inspect inside the house
While inside, you can trace the leak with a pencil to track it it gets larger at the next rain. Then you want to take pictures of the stain and measure the location of the stain to the outer walls of the house.
2. Inspect the attic
Measure from the outside walls back to the center of the leak to make sure you are on top of the leak. Clear the insulation to look for water-stains. Take pictures of everything and then follow the water stains to the entry point on the bottom of the roof, the plywood. Measure from the entry point to the outside edges of the roof.
3. Inspect on top of the roof
Take the measurements back on top of the roof and measure to above the entry point. Lift the roofing material to inspect the entry point. Keep in mind that leaks can travel from higher up on the roof and inter into the attic at a different location.
