Difficulty level of the roof. Some roofs are an easy up and over slope. These will be the easiest to replace. But the roofs that have a lot of angles, hips, walls to flash or transitions to account for, these will be more costly. All of the detail flashing work on a roof such as these will be a huge factor in the cost to replace roof shingles. A complex layout of a roof also requires more material.

Closely related to the difficulty is the pitch of the roof, the steeper the slope the harder it is to replace the roof and the more dangerous.

Most roofers offer a warranty on the work that they do. This warranty can range from 1 year to 10 years. The longer the warranty, the more it will cost. Many homeowners don’t realize this and choose the cheapest contractor without thinking about the warranty. A good warranty will cover not only the cost of the materials, but also the cost of labor should you have any issues with your roof.

Last but not least, the company you hire. You get what you pay for. With a cheap cost comes cheap work, as I’m sure you know. You will want a company that has good reviews and references so you know they can hold up their end of the deal.
